StQ2 is an independent firm run by Mike Harris BSc MRICS, formerly of MBH LLP, Morrison Developments and St Quintin.

With a wealth of experience acquired over many years Mike specialises in acquiring investments/properties with latent value and with Development/Investment potential. He also undertakes Development Management of schemes for key clients to maximise potential and profitability.

Mike Harris BSc MRICS


A Graduate of the University of Reading he started his career in the North of England dealing with the sale of old textile mills closing down due to competition and lack of modernisation.

He moved to London in 1982 where he was the letting agent at Bernard Thorpe and Partners on some of Postel’s new industrial and warehouse schemes including Mole Business Park at Leatherhead and the Sutton Trade and Business Centre.

He set up the retail warehouse department at St Quintin (later acquired by CBRE) and was the retained agent of an early retail warehouse operator Great Mills DIY (subsequently taken over by Focus), acquiring 500,000 sq ft of new retail space for the company as their retained agent in the SE. 

He became Development Director of Morrison Developments London Office in 1996 and was responsible for the development of Enfield Leisure Park which was subsequently sold to United Friendly at an aggressive price.

An example of high site density with a 24m high cinema and undercroft car parking.

Becoming a consultant and then partner of Oliver Liggins in 1998 he acquired the Solartron site in Farnborough for £19.5m which became one of B&Q’s most successful stores nationwide.

He originally set up StQ2 in 2002 dealing with retail warehouse and general investment and acquiring, inter alia, the Wickes in Maidstone for Legal and General for £21m and selling the Big Yellow in Chelmsford to that company. 

Becoming a partner of MBH (Merriam Betts Harris) in 2007 he has dealt with the acquisition and disposal of a broad range of investments over the last 16 years including the acquisition of Exeter Retail Park for £42.5m, the sale of an office building in Middlesex Street, E1 for £7.5m and numerous retail warehouse and leisure properties. These included the B&M in Fareham, the Homebase in Basildon each off a very low rents/sq ft, the Matalan and St Nicholas retail park in Kings Lynn and the Gala Bingos in Peterborough and Ipswich.

Recently he has acquired a DFS in High Wycombe with long term residential development prospects and is doing the Development Management of a new 30,000 sq ft Distribution warehouse  in Newquay which is pre-let to a major Logistics company.

Other historic deals included one of the M25’s 4 MSA’s at South Mimms and even an ice rink in Basingstoke that is now subject to re-development.

He has seen the evolution of retail warehouses from shed to shop and now potentially back again as some of the early retail parks become candidates for development for the likes of Amazon for their Urban Logistics programme.

He has an excellent insight into the broader spectrum of the property market and has a very good knowledge of the UK geographically having transacted business from as far north as Berwick on Tweed and as far south as Redruth in the South-West. 

Mike is a keen sportsman playing tennis and padel throughout the year and a keen rugby enthusiast, as a former player. He also enjoys hill walking, table tennis, skiing and ice skating and has even played pickleball.
